On A Budget? No Problem - Helpful Update Tips That Won't Break The Bank...

I am amazed at all of the shows that encourage enormous home improvement projects that promise a huge return when you sell your home.  Don't get me wrong there are some projects that are necessary like maybe this extremely outdated wallpaper in this picture......While I understand that each person has different tastes you need to remember that when you are preparing your home for sale it must be as neutral as possible.

A few items that I like to mention to sellers are inexpensive in monetary value but pack a huge punch when it comes to preparing your home for the market.

  • A new accent rug that ties in several of your colors in a room.
  • New knobs and pulls for your kitchen cabinets and drawers.  Do you know that you can change the whole feel of the kitchen with just this simple update
  • Updated light fixtures.  No need to go overboard on the extravagant chandelier but an updated fixture whether in the hall, bath or kitchen goes a long way.
  • Fresh coat of paint.  Even if you have white walls already there is nothing like a fresh coat of paint in a neutral tone to liven up a room.
  • PLANTS!  A room with strategically placed plants becomes all the more inviting.  Not good with plants?  Try some silk greens to warm that room.  Various heights such as a ficus or palm in the corner, end tables are a great location for a shorter display.  Remember though, the plant should not add clutter!
  • Lighting - spot cans on the floor inconspicuously placed in a room can add a dramatic flair and showcase some of the finer points of a room.
  • Fresh linens in the bathroom!

A little more money in the budget?

  • Closet organizers!  Spend a little extra and maximize that space in the closet!  Remember, if you don't have room in your closet what makes you think a buyer won't automatically think the same thing - no room!
  • Crown moulding.  Spend a weekend and trim a room such as the dining room or master bedroom.
  • Ceiling medallion - A medallion can dress up any room and add an expressive flair.
  • Spruce up the landscapingNew plants and/or paths enhance your curb appeal.  Besides, that first look is the most important which leads to.....
  • Update your front door!  Whether it is a fresh coat of paint, new door handle and knocker or a bright shiny new kickplate......Wow them!

Updating your home doesn't have to break the budget!  These are just some wallet-friendly ideas that will help you on your way to getting your house ready to sell.

For more ideas please feel free to give me a call or send me an email.  I will be happy to send you a comprehensive pre-listing checklist that can point you in the right direction!

Just helping you each step along the way in My Back Yard....

Unfortunately, I'm bad at reorganizing my home...I spend too much! Fortunately, Johanna (my better half) is good at picking out the right stuff.

How are you Leesa?

Hi Ricardo!  I am well, thanks for asking!  Okay, truth be told, my head is still reeling with everything going on but I am hanging in there!  As for this post?  I should heed my own advice - my closets look horrible!  I just don't have the time...

I'm with both of you.  I love seeing the organized home but it is the jealous person in me.  I need to bite off just a bit to work on the large project...some such statement.  Little bits to get better each day is the idea, I suppose.

I was far better at organizing in my teen years.....maybe a teen sickness.  Now it's a different story and I love it.

I think we all wish we had more time! The weathe's been real hot out here for the last couple of days so I've had my fill of headaches too :-(  But nothing like some cold water and some Advil to cure that.

This is a great list, people don't realize that sometimes it's the little things that have the biggest impact!

Leesa,

I especially like your idea for the area rug. It can tie a room together like a multicolor silk scarf can tie an out fit together.

Leesa, wonderful post. I love ceiling medallions...won't have one in this house but maybe in the next one. We just moved and are busy with real estate....still not unpacked...no pictures hung....it always takes me 6 months to get back to normal....and taxes in the middle....maybe longer....but each day, I try to get something done along the way that will help us be organized. I'm not so good without the organization. My one saving grace is my office at work...very organized and I can go there when I am loosing it! Great post and all your work is great for your consumer. Nice place to visit....this Back Yard of yours.

These are great tips for updating a home, people don't realize how much they can do without spending too much money.  Handles and knobs make a huge difference on kitchen cabinets!
