Importance of Feedback......

Whether you have a home listed or are showing perspective buyers homes for the day how consistent, thorough and sincere are you when you leave feedback?

For me?  I take feedback on my listings very seriously.  Both myself and my sellers look for that feedback to gain an unbiased opinion on the home.  From an objective standpoint, was the home clean, was it cluttered, how was the curb appeal, was it staged to showcase it's positive features and diminish it's negative features, compared to the neighborhood was it priced competitively, did you feel there were any repairs that were needed, what improvements would you suggest, and the list goes on.....No, you can't please everyone, but, again, an unbiased opinion is ALWAYS welcome.

When I spend a day with buyers I always prepare a form for myself with the address, access codes to the property, listing agents cell phone and space for notes.  As we tour the homes I jot down notes as the buyers make comments.  Not only does this help to remind them at the end of the day which homes they viewed and there initial reactions it is a great "jogger" for me when it comes to feedback for the listing agents.

I agree - Feedback is soooo important.  It should be used as a COMPASS for agents and sellers alike.  It can point you in the direction you need to go to get it sold.

Hi Jeff!  We have automated emails through CSS (Centralized Showing Service) here and they work pretty well.  You can opt to have the feedback come to you or go to the seller.  They system will send up to "X" number of emails reminding agents that showed your listing to provide feedback.  Most times they do, albeit, sometimes canned and vague.  I was just curious how some agents approached feedback and took it as the tool is was designed to be.

Debbie - I coudn't agree more.  I always leave honest, well thought out feedback for each home I show and I encourage agents to do the same with me for my listings.

Leesa,  One of my goals is to provide more consistent feedback on showings.  Thje feedback I give is very candid and includes input from my buyers as well as myself.

I can't believe the amount of non-feedback givers in our area. I wrote a post about it this weekend.

I'll check out your post Rebecca - it really makes me curious too, at the lack of feedback!  I (and my sellers) really rely on it. And, I think by giving, especially as Bill pointed out, candid feedback, iit s one of the best things that you can offer.

Thanks Susan! I have heard from other agents that they don't even solicit feedback or they don't have time, etc. 

Just yesterday I had received feedback on a property.  It said that curb appeal was average and that the exterior needed work.  Well, what would that that curb appeal from average to excellent, what specifically about the exterior needed work?  I emailed the agent again and asked her those questions.  She wrote back and here is her quote: "Truthfully, after looking at houses all afternoon my buyers came to conclusion that the less yard for them, the better so by the time we got here, even the front yard was more than they could handle." 

So, had I not asked her to be specific and really questioned her we would have never know the truth and would have been left scratching our heads as to what the problem was.  Again, this is just me and why I feel feedback is so important.
