Nice job, Nevin.  Short, sweet, and to the point.  This is important information for so many folks who have experienced short sales and foreclosures on their homes in the last few years.  Those three years can be spent building even better credit than they had before and they should be okay to buy again.  You know your stuff, so I would also encourage folks to call you.

Nevin, This is a nice video presentation. Very concise … how the sale is reported to the credit union is one area we fight hard for in negotiations. I’m with Jeff … what did you use to create the video?

Nev, Real nice. Here's my question for you. Actually TWO questions. 1. can an investor do a Loan Mod? 2. Can an investor apply for short sale on his  underwater properties? Thanks for a prompt answer.

Tom - 1)  They can try.  I have had a client successfully have their principal balance reduced along with their interest rate on a 30 year fixed.
