Give Buyers and Their Agents The Time and Space They Need
It can be tempting when your home is listed to stick around while it is being shown to buyers so you be sure all the finer details are pointed out but, honestly? It is the worst decision you can make and for many different reasons.
First, your listing agent has more than likely done a fantastic job in advertising and marketing your property. It's obvious they have or why else would you have buyers interested in seeing your home. If you question the job that they are doing then why are you still listed with them?
Secondly, the agent that is showing your home has already received all the information they need from your agent and other various sources such as tax records and public resources. They will know what to point out to their buyers.
But, most importantly, the buyers and their agent need privacy while previewing your home so that they can openly make observations about your home, compare it to other homes that they have seen and they need to feel comfortable opening closet doors, cabinets, etc. They need to freely be able to take their time in previewing your home to explore ALL areas of your home. Your home is YOUR home and what is important to you may not be important to the next buyer. They aren't YOU. They have their own wants and needs and at this point have already found something interesting about your home of they wouldn't be there in the first place.
The worst thing that can happen during a showing is to have a seller follow on the heels of a
buyer and their agent watching their every move and incessantly trying to "sell" their home. A buyer will feel nothing but pressure and most definitely be put off. They have hired an agent to represent them in the search and purchase of their home - THAT is who they trust. While YOU as a buyer may feel there are special details in your home keep in mind that they may be only important to you. You are the one with the emotional attachment to your home and you simply can not transfer that emotion to the buyer.
So, please remember, when your home is being shown it is best to simply leave. Give the buyer and their agent some room to breathe and "experience" the home. Trust that your agent will follow up with the buyers agent to discuss any questions there may be or to seek valuable feedback.

I agree. People know what they want to see, and they want to be able to speak freely. So just as you said, it it so much better to give them some space!
Thanks, Richard! I had a seller stay in the home a few days ago while I showed - it wasn't pretty.
Leesa - I have found that all the seller can possibly do during a showing of their home is to make the buyers very uncomfortable and normally they will leave faster. Buyers definitely need their space.
Leesa~ I try to tell people this ALL the time! They think they are trying to help but in fact they are running their possible buyer off because they can have the time they need to feel comfortable in the home. When will they learn that we know what we are talking about???
Very true, Lori and Bruce! A buyer will leave a home before getting bothered by a seller!
I showed a house three weeks ago to someone, and we were tailed the whole time by one of the sellers. When it made the wife-buyer's short list, I had to call the Listing Agent and insist the Sellers be out when we returned with wife and husband if the house were to have a shot.
Leesa ~ Plus I think it make the seller seem soooo desperate to sell. Buyers do not feel comfortable opening closets or cabinets if sellers are on their heels.
Sometimes the very owners say too much and can cause the loss of a possible offer.
However, there will always be those peoplewho will not listen and stay there walking on the heels of the buyers trying to hawk their ware like a "carni" at a carnival.

So different in our neck of the woods. We don't allow the sellers there, but the listing agent is always present unless it is a vacant home on a lockbox.
HA! Good question, Melissa! I don't mention these things and advice just to hear myself talking! I have NEVER had a good experience when a seller has stayed behind in a home while it was being shown.
Leesa - I have yet to sell a home where the seller's followed my clients around.
It ROUGH Chris Ann, when they follow you around. I know they are thinking it will help but it just flat out doesn't!
Oh yeah! Been there, done that!
Some Seller's get it, and some don't. I've had Buyers leave a home and basically take it off their list as they could really not get a "feel" for the home.
Sellers, we kinda sorta know what we are doing! Help us Help YOU!

That's FUNNY Sussie! I had never thought of it that way but, yes, there are some showings that feel like that!
Oh, Jane - we would SO prefer the seller not to be there and ask them not to be. Sometimes they just don't take our advice. I know we discussed the LA before - just not done in this area. Only people on the showings are Buyers and the Buyers Agent.
Me neither, Michelle - I have yet to have a buyer INTERESTED in a home where the seller stuck around.

Leesa.....It is definitely easier and more comfortable to show a home when the seller is not there. I believe the longer a prospective buyer is in a home, the more likely they are considering an offer. If the seller is present, most often the buyer feels uncomfortable and leaves quickly.

It's a shame Carra - I have had buyers that may actually be interested in a home but want to leave after only a few minutes because they are uncomfortable!
I've had it happen to me in the past. It's a definite turn off for the buyer. Does the seller(who does this) remember when they were a buyer in the past.
