Wake Forest NC Real Estate Market - Weekly Report for February 19 - 25, 2012

There was incredibly activity in the Wake Forest NC Real Estate Market last week!  It seems the Spring Market is most definitely knocking on our door.  No pun intended - okay, well maybe a little pun!  ;)

There were 22 shiny new listings added to the Homes for Sale inventory last week and NONE of them were short sales!  The price range for new listings ranges from $84,000 - $684,900 with a variety that includes townhomes, starter homes and luxury homes.  The breakdown of the new listings last week is:

  • Fair Market Resales - 18
  • REOs - 2
  • New Construction - 2

Seven homes closed last week in Wake Forest NC.  The Sales Prices range from $185,000 - $650,000 with a List Price to Sales Price ratio of .979% - FANTASTIC!  Again, there were no short sales activity for homes sold in Wake Forest NC last week and here is the breakdown:

  • Fair Market Resales - 4
  • REOs - 2
  • New Construction - 1

Quite a few listings, 12 to be exact, had their status changed to Contingent last week.  A Contingent Status reflects "conditions to be met" such as "contingent on inspections", "contingent on bank approval if a short sale" or even "contingent on buyers loan approval".  There are a multitude of reasons that a property could be Contingent and one thing to keep in mind is if you see a home that you are interested in and it is "Contingent" you should have your agent verify the reason for the contingency.  You never know, a back up offer could be made and you could end up getting the home!

The Cost of Selling Your Home - Typical Sellers Closing Costs

Both buyers and sellers of Real Estate have closing costs associated with the transfer of real Selling Your Home in Wake Forest NCestate.  Each pays something different and as a top Wake Forest NC Real Estate Agent it is my job to be sure that PRIOR to closing I provide either of them (depends on who I represent) their estimated closing costs.

In the case of a home seller that comes in the form of Seller Net Proceeds.  While I can not give exact figures for what closing costs are my years of experience do allow me to be very accurate is estimates.  One of the first and most asked questions I receive when listing a home is, "How much will it cost to sell my home?"  So, if you are thinking of selling your home in Wake Forest NC here are the costs that will be associated with the sale.

  • Document Preparation:  Cost will vary from attorney to attorney but an good estimate is $200.00.  This is the charge for the attorney to prepare YOUR deed for transfer to buyer. 
  • Transfer Tax:  This is a tax that is charged for selling your home.  In North Carolina the charge is $1.00 for every $500.00 pf the sales price. (.2%)  Example: A home sells for $300,000.00 so the transfer tax charged to the seller would be $600.00
  • Commission:  This is the charge from the real estate company to sell your home.  Each company charges a different fee and it would have been predetermined when you signed the Listing Agreement.   This could be a percentage of the sales price or even a flat fee - it depends on what you agreed upon with your Realtor®
  • Real Estate Taxes:  These are not to be confused with the Transfer Tax above.  These are your annual Property Taxes.  They must be prorated which means that you as the seller will pay for your portion up to the day of closing.  
  • Homeowners Association Dues:  This may not apply to you but if your home is located within a subdivision that has a Homeowners Association then you will be required to pay your Homeowners Association Dues up to the time of closing.
  • Current Loan Payoff:  This is the amount of the current mortgage on your home if you have one.  The attorney that is handling the closing will request a payoff from your mortgage company prior to closing and then will pay your current mortgage with the proceeds from the sale of your home. 

Selling Your Home in Wake Forest NCThe above are standard charges to a seller when they sell their home.  Keep in mind that there may be additional charges depending on the Contract that you have agreed upon with the Buyer.  For instance, did you agree to pay a portion of the Buyer's Closing Costs?  Did you agree to pay for a Home Warranty for the Buyer?  Those charges would then be added to the above mentioned charges and would be reflected on the Settlement Statement.

"Moving Midway" Presented by the Wake Forest Historical Museum

The Wake Forest Historical Museum will be presenting the documentary film "Moving Midway" tomorrow, February 26 at 3:00pm.  This film documents the moving of the 1848 home, called Midway Plantation, and it's outbuildings 3 miles to save it from encroaching comercial developlment and to preserve it's rich history. 

The viewing of this documentary is FREE to all members and residents of Wake Forest NC.  Refreshments will be served and if you need more information you can contact Carol Pelosi.

  • Be prepared to place a deposit immediately if you like the home or condo. If you sleep on it tonight, you probably won't sleep in it tomorrow! Rentals in the Atlanta market place move quickly and are not going to wait for you!
  • Be ready to look at something short notice when we notify you. He who gets there first most likely will get it!
  • If you have any unusual circumstances in your life (divorce, unemployment period, etc) consider writing a letter of explaination about what happened. Life happens. Let your potential Landlord know the situation so they may be able to help.

Don't Do It Alone!!

There are numerous ways you can look for a place to live. Do you really know who you are dealing with/talking to/sending information to? Imagine you find a place on Craigslist. You meet the owner, look at the place, and fill out an application.

That application has your Social Security Number, your Driver's License Number and possibily account numbers on it. Your application is denied. What happened to ALL that information you gave someone your really don't know? You just set yourself up for identity theft. By working with a licensed real estate agent, you have more protections than going it alone.

If You Are FSBO Don't Let This Be YOU!

Dear FSBO - Lesson #1:  Be prepared to answer questions about your home. 

I actually wrote this post quite a few years ago but the same thing happened yesterday.  I had a buyer in my car and we passed a FSBO.  My buyer wanted the information about the home so we stopped and called.  Even though what happened below was 2 years ago - the SAME thing happened yesterday.  Frustrating for me, frustrating for the buyer and really, how does a FSBO plan on selling their home this way?  Needless to say, we never DID get the information on the home yesterday.  We thought maybe the FSBO didn't want to cooperate with a Broker and that's why we weren't able to get the information so my buyer called.  Yep, same thing happened.

"So, today I had a listing appointment right down the street from where I have a current listing.  I was FSBO Frustratedprepared with my notes, paperwork and CMA (Comparative Market Analysis).  When I get to the neighborhood today I notice that there is a brand new FSBO sign at one of the homes.  Hhmmm...

I called the number on the sign....

Me:  Yes, I am calling about the home that you have for sale.  Can you give me a little information?

Them:  Actually, no, you'll need to call another number.  It's my mother and her number is 555-xxxx

Me:  Thanks

So, I call the new number - the one NOT on the sign....


Me:  Yes, I am calling about the home that you have for sale.  Can you give me a little information?

Them:  Oh, ha, ha - I accidentally gave you my cell phone number instead of my mother's cell phone.  Her number is 555-xxxx

Now on the third call....


Me:  Hi, I'm calling about the home that you have for sale - can you please give me some information on it?

Them:  I'm sorry, you'll need to speak with my husband and he isn't here.  You can reach him on his cell at 555-xxxx

Oh, for crying out loud.......


Me:  Can you not give me any particulars about the house or at least what you are asking for it?

Them:  I think we want $164,000 for it.....

Me:  Thanks for your time.......

What if I were an actual person sitting in front of the home and was truly interested in the home?  It would have taken, at minimum, 4 phone calls to get information about the home.  If I were a real buyer I most likely would not have made that 4th call - actually, I probably wouldn't have even made the 2nd or 3rd call. 

So, if you ARE going to try and sell your home yourself you have got to have the information about your home ready at a moments notice.  You need to provide a correct and direct phone number on the yard sign so potential buyers are able to get information quickly.
