Wake Forest NC Neighborhood Expedition - Focus on Fairlake

Wake Forest NC has so many different areas and each has its own flair!  Whether it be an older, single-family homes with large sprawling lawns, patio homes with community amenities, townhomes located within mega subdivisions, Wake Forest NC offers a lifestyle that will fit any profile!

I thought it would be a great idea to start highlighting a few of the areas in Wake Forest NC to give you a better idea of what is offered!  There is no rhyme or reason as to why I chose Fairlake to start the tour - possibly because I have had the pleasure of selling a few homes in Fairlake and find that it is an attractive community to many home-buyers whether they are first time buyers or seasoned!  If you are interested in Homes for Sale in Wake Forest NC then this series will be for you!  It will help you better understand all that Wake Forest NC has available.

Fairlake is a community that was established right around 1998.  The main focal point of Fairlake is a beautiful community located just north of Wake Forest NC off of Purnell Road.  Fairlake in Wake Forest NC consists of approximately 120 single-family homes that are all situated on lots of between .5 acres to just shy of 1 acre.  The focal point of Fairlake in Wake Forest NC is the peaceful and serene community lake that is shared my both Fairlake and Country Club Downs.  Public access to the lake is by foot only and there are a select few homes that border the lake for tremendous views! 

Currently, there are 4 homes that are for sale in Fairlake.  They range in price from $299,900.00 - $410,000.00 with a year built ranging from 1998 to 2004.  Two of the homes available are lake lots!

Junk fees on a home loan. What an ambiguous term. So many fees are mistakenly classified as home loan junk fees including fees that are bona fide. Mortgage loan fees nationwide amount to roughly 110 billion annually. You may wonder why that figure is so high to do a home loan.

With each loan that funds there are multiple people working to complete the loan transaction whether the loan is from a bank or a broker. Here is a list of the titles of people who are always involved in each and every home loan:

* a loan processor

* loan officer assistant

* escrow officer

* title insurance company

* appraiser

* appraisal management company

* underwriter

* underwriting assistant

* lenders account executive

* funder

* doc drawer

* county recorder

* courier

It amazes me how many banks provide good faith estimates without listing all of the fees associated with a home loan. Little does the consumer know that they make money to cover these fees by giving out higher interest rates. That higher rate can amount to more money spent on a loan than if the borrower would have paid the fees themselves.

If you hear your neighbor brag about how they got a no fee loan remember this: A sucker is born every minute in this country and nobody works for free.

Dear Seller - I Know Your Home is Family Friendly But I Just Can't Say That

While your home may be prefect for a large family, in a quiet, family neighborhood and right across the street from the Catholic church I just can't say that.  Your home may be right in the middle of the financial district, near public transportation and have a free membership to the gym making it ideal for a working professional but I just can't say that. 

You see, there is the Federal Fair Housing Act that I must adhere to that strictly prohibits discriminatory preference against:

• Race or Color
  
• National Origin
• Religion
• Sex
• Familial Status
• Handicap/Disability

To advertise your home in a family friendly neighborhood would be discriminatory.  Why?  It would discourage those without children from looking at your home based on familial status.  While your home may be right across the street from the largest Catholic church in town it would be discriminatory based on Religion.

As a Realtor® it is my job to highlight your home and advertise it in the best possible light.  If you hire me to be your Realtor® then you must be comfortable with me and trust that I know how to advertise your home without violating the Federal Fair Housing Act.   If you DON'T hire me, or any Realtor® for that matter, to assist you in selling your home you must know that you are subject to the Federal Fair Housing Act as well.  Yes, even as a private seller! 

The next time you see the ad that I run for your home please don't be upset with me for not mentioning that your home is family friendly or right next door to the Synagogue.  Besides, your home has many more beneficial attributes for me to concentrate on!

Wow - super special week ahead in Wake Forest NC!  This weekend will be the unparalleled Wake Forest NC July 4th Fireworks Celebration!  Keep in mind that this year's celebration has been moved to the Heritage High School!  Once again this year the incredible Band of Oz will be performing, there will be food concessions open, and the entire event has something for EVERYONE!  There's one more important event this week - it's the Wake Forest NC House Chick's BIRTHDAY WEEK!  WOO HOO!  Every year I celebrate my birthday all week long since it coincides so closely with July 4th!  Why not??? 

This week will be absolutely amazing with all of the celebrating in Wake Forest NC and don't miss some of the other events as well like the 1st Annual 5K Freedom Walk and the Wake County Animal Center Ribbon Cutting!  It's going to be scorching hot this week and upcoming weekend so if you get the chance take advantage of Holding Park pool and drink LOT'S OF WATER!

Wake County will have a ribbon cutting for the expanded Wake County Animal Center at 10 a.m. on Wednesday, June 30, 2010. On July 1, all lost or stray pets that are picked up by Animal Control officers in any part of Wake County will be brought to the Wake County Animal Center where we anticipate receiving over 17,000 animals per year. Using this method a thief can make it look as if you were never broken into. They can get in, take what they want and reset the latch when they close the door. 

How many of you leave your car unlocked in the garage? How many of you have a garage that leads into your home?

A garage break in may be more than petty theft. It could be someone wanting to cause you physical harm or wanting to take a child.  It may sound extreme but if someone can get in to a home their reasons for doing so can be varied.

Next time you're in the market for a garage door get one without windows or at least spray window frost on them so a thief can't see the latch.  Most home improvement stores carry this in the paint section.

Lock the door from your garage that leads into your home.

Set your car alarm even though it is parked in the garage.

You can't really stop a motivated thief but you can seriously inconvenience them!

Lending money and assembling a loan file to get the money are two separate things.  People who assemble your loan file are all called "loan officers." You can hire and pay the loan officer at the bank or hire an independent loan officer (mortgage broker) to complete this task for you.

Example: Take your car to the dealer (bank) or to an independent mechanic (broker).

Banks lend their money and only offer loan programs that they have.  They do not shop various lenders and do not have the flexibility to go to a diffferent bank to get money if your loan is denied.

Bankers are loan officers who work for mortgage companies that offer mortgage loan products only. Bankers can only offer their loan products and cannot shop your loan with other lenders unless they are also licensed as a mortgage broker.

Mortgage  brokers can go to just about any bank or mortgage company allowing them to find the best terms. Brokers are required to meet federal and state licensing requirements in order to have the abllity to assemble (originate) a mortgage loan file.

Who has the best rates?  Brokers do.  Banks offer lower rates (wholesale rates) to the broker in an attempt to get their business. The cost of originating your loan is the difference.  Some banks show all of the fees but mainly banks will offer a higher rate with reduced fees.  To read more on this subject click here.

I am both a banker and a broker so there is no incentive for me to promote one over another. You can get great service or lousy service from any of the above.  It really depends on the individual loan officer and how they handle their business.
