Old School Thinking: Personal Photos Do NOT Make Your House Feel More Like "HOME" While You Are Selling.

Thanks to HGTV and many other media articles on home staging, Sellers are starting to understand the importance of removing their personal photos as part of the overall preparing their home for the real estate market.  However, I've still noticed an awful lot of personal photos in our MLS when I check out the local listings.   So what gives?



Old School Thinking:  Often it is very difficult for Realtors to tell their Sellers that the personal photos have got to go.  Sellers can be very attached and proud of their grand displays of their kids and extended families. On the other hand, one of the old school thinking I have heard many times is to leave the photos up because buyers want to see who lives there and it feels more like "home".


This simply is not true.  Don't buy into that old school thinking.  The way houses are marketed and shown today are completely different than 5-10 years ago.


 

Sellers MUST take themselves out of the picture.  If you walked into a house with a large display of these gorgeous Olan Mills photos I'm showing here (and I'm being sarcastic folks!)would you be distracted?  You'd probably be taking a trip down memory lane instead of remembering those great selling features. 

 

 

The same stands true for those beautiful up to date baby/family photos and wall collages. Yes, they distract too!

 

 

Think of it this way:   How would Buyers feel when they came to view your home?  You want them to connect and feel like the home could be theirs.  With all the photos, they'll feel like a GUEST and that they are intruding.  Buyers also get distracted by trying to figure out who lives there and why they might be selling. 


Remember:  "Distraction" equals forgetting about your house and all it has to offer. It's the kiss of death because those buyers just walked out your door and will forget your house completely as they view 10+ more that day. Or worse, buyers do remember the house...."Oh yeah, is that the fifty million photo crazy house? What did that one look like? I only remember all those pictures."

 

Bottom Line:  Pack those photos up.  Let the house be the "STAR"and on DISPLAY...NOT the people who live there.  Doing so will get you one step closer to a successful sale!

Residents in the area are advised that the Wake Forest Police Department will conduct firing range training on Wed., Jan. 21 from 9:30 am until 6 pm at the police department firing range, located behind the Flaherty Park Community Center. The firing range is utilized by Wake Forest Police officers who require instruction and practice in order to obtain current certification in the use of firearms. Heritage - Top Selling Subdivision in Wake Forest NC

As evidenced by the December 2008 Market Update which is provided by the Triangle Multiple Listing Service, Heritage is once again the top selling Subdivision in ALL of Wake County

Heritage had a total number of 195 closings for the 2008.  The average sales price in Heritage for 2008 was $385,628 with an average price per square foot of $136.48.

The List Price to Sales Price ratio for the homes sold in Heritage was 97.63%.

Wake Forest, NC Market Report for December 2008

Wow, 2008 was a crazy year and it is interesting to look back over the entire year and see the trends.  For Wake Forest, NC the number of Active Listings increased 23% from 2007 to 2008.  Of those Active Listings there was a substantial decrease of 30% in listings with a price point below $150,000.  The most substantial increase of 68% was recognized in the $800,000 and up price point.

The aborption rate (supply) remained steady for the 7th consecutive month in Wake Forest at 9.  Wake Forest currently maintains one of the highest absorption rates in the County along with Knightdale/Zebulon/Wendell.  The overall absorption rate for Wake County is at 7

Overall Sales for Wake County are reflected below.  Wake Forest still retains is place as one of the most desired areas in Wake County.

Residents in the area are advised that the Wake Forest Police Department will conduct firing range training on Tues., Jan. 6 from 10 am until 5 pm at the police department firing range, located behind the Flaherty Park Community Center. The firing range is utilized by Wake Forest Police officers who require instruction and practice in order to obtain current certification in the use of firearms. This certification is required in order for the officer to fulfill his duties for the Wake Forest Police Department. www.wakeforestnc.gov/residents/police_firingrange.aspx TOPS, (Take Off Pounds Sensibly), a non-profit support group, Chapter #783, is hosting a free Open House on Thursday, January 8, 2009 for those interested in making good on their New Year's resolution to improve their health! Wake Forest Historical Association Meeting - The 1909 Birth of Wake Forest

Wake Forest Town Hall
Mayor Vivian Jones will be the speaker for the first 2009 meeting of the Wake Forest Historical Association, and her theme will be the 1909 birth of the town as the Town of Wake Forest. Since 1880, it had been the Town of Wake Forest College. The change was partly or perhaps wholly to allow the town government to build an electric power plant. The meeting will be from 3 to 5 p.m. Sunday, Jan. 11, in town hall, and all area residents are invited to attend. There will be refreshments and a short business meeting to elect the association's officers. President Beverly Whisnant has agreed to continue in that capacity as have the rest of the current officers. The 2009 dues of $10 per person can be paid at the meeting.
