Wake Forest, NC Market Report for April, 2008

Active Listings:

*April Statistics run through May 15, 2008

There were 1410 active listings for the month of April 2008* which includes townhomes and condos. In comparison, there were 1028 actives listing for the month of April 2007 (which were computed through May 15, 2007). An increase of 37% is noted.

Closed Listings:

Total closings since January 2008 through May 15, 2008 for Wake Forest is 507.  Of those closings 16% had a price point of $400,000 or higher. The supply of homes in Wake Forest has dipped again to a 11 month supply.  Wake Forest currently has the HIGHEST absorption rate in Wake County.

Average days on market for Wake Forest was 115.

Additional Statistics: The top 2 subdivisions for closings in all of Wake County were located in NoRa and Wake Forest. They are Heritage (64 sales) and Hedingham (49 listings).  These totals represent total number of closings since January 2008 for the particular neighborhood.

Wake Forest NC Will No Longer Issue Irrigation Permits

The Wake Forest Board of Commissioners voted unanimously last Tuesday to ban new permits for residential irrigation systems in an effort to be more proactive with water conservation. 

This ban will apply to all manual and automatic irrigation systems that are proposed to be connected to The City of Raleigh water system (public potable water system).  Remember, the City of Raleigh is where Wake Forest gets it's water.  In addition to Wake Forest, the towns and municipalities of Rolesville, Wendell, Knightdale, Gardner and Zebulon also get their water from The City of Raleigh - those towns and municipalities are not a part of the ban.  The ban is effective immediately.  Those that receive their water from other sources such as wells are not effected.  Should the City of Raleigh ever devise and implement a re-used water system the ban would not apply.

Developers are concerned that this will limit the homeowners that invest in their lawns.  Actual homeowners have had a mixed reaction to the ban stating both that it is a good idea and others stating that there should be a cease in development which is initially creating the need for the irrigation systems in the first place.

Me?  Having gone through this recent drought I can safely say that water conservation is a must!  If there was a way to monitor water use and perhaps implement tighter restrictions year round it may alleviate the need for the ban.....

Raleigh NC #2 for Best City on Kiplinger's Top 25

On June 10 Kiplinger will release its much anticipated report for the Top 25 Cities in the United States.  Raleigh has ranked #2!!

 

 

 

One of the standards used by Bob Cook in evaluating cities was "How is this city going to benefit you financially?"  Other criteria for the final determination were "population of members of the 'creative class' " which includes:

  • Scientists
  • Engineers
  • Artists
  • Teachers

It is the belief of the magazine that the "creative class" benefits a city by contributing to it's economy by helping it to prosper economically as well as culturally. 

Making up the Top 5 are:

  1. Houston, TX
  2. Raleigh, NC
  3. Omaha NE
  4. Boise, ID
  5. Colorado Springs, CO

The upcoming list will also break down the Top 10 of the 25 by different life stagessuch as young singles, mid-career professionals, married with children, empty nesters and retirees.  In Bob Cook's podcast he states that "Whatever your life stage, you can benefit from knowing more about the city where you live."  Hhmmm, isn't that what I have been saying all along?

The Top 25 will be the cover story for the June 10 issue of Kiplinger's Personal Finance Magazine.

Heritage Middle School and Wake Forest-Rolesville Middle School
This year Heritage Middle School and Wake Forest-Rolesville Middle School will be hosting a joint Truck Fair. Truck Fairs highlight careers that utilize trucks and other transportation methods. By allowing students in the 6th grade to see  vehicles up close  and speak to those who use them everyday they will gain a greater appreciation of careers available in the many industries which utilize them. Area businesses will send a vehicle from their industry along with an employee. The employee will park the vehicle in a designated "booth" area at our schools. Groups of students will them visit each truck, view the vehicle and ask the employee questions concerning their career and the importance that the vehicle has in their daily work. Students will have booklets in which they will record information concerning each vehicle and career. After the vehicle visits the first school the employees are asked to drive to the next location and will be provided with lunch. Since this is a joint Truck Fair that will serve 900 + students employees with vehicles will be asked to be available from 8:00 a.m. - 3:30 p.m. Registration is easy! Be Prepared: A Safety and Emergency Preparedness Expo to Help Families Prepare for the Storms of Life

This free event for the whole family will focus on safeguarding our homes and preparing our families for the future.  Hands-on exhibits will include water conservation and purification, self defense and awareness, basic first-aid, building 72-hour emergency kits, fire safety, family safety planning, gardening, food storage and preservation, preserving your past -protecting your future, as well as a large tasters table full of food made from 'basics'. We also plan to create a theme quilt "Kids Can Make a Difference" for Governor Easley by the children who attend. There will be several opportunities to win door prizes and free fire extinguishers and preparedness manuals will be provided for each family in attendance while supplies last. The Wake Forest Junior Woman's Club and Stampin' Up are on a mission to make greeting cards for Our Troops serving over seas. Too many service men and women receive little or no mail. We want to show them our town's appreciation for their service and efforts on behalf of our country. Attendees may create up to three greeting cards.  One card will be sent to a service person who does not receive mail, one will be sent to a service person to write a message and send to his or her family and the third can be kept by the creator to send as he or she desires. Children's activities will also be available. There is no cost for this event and any donations received as proceeds will be donated to the Fallen Heroes Fund. Persons that RSVP by May 28 will be entered into a drawing to win a Stampin Up goodie basket. Concert in the Park

The Hagar's Mountain Boys will offer a free bluegrass concert at Holding Park, 133 W. Owen Avenue, on Sunday, June 1, from 3 p.m. to 5 p.m. According to their website, "The Hagar's Mountain Boys bluegrass style is influenced strongly by the traditional bluegrass we all love, though staying modern with original material. With strong vocal harmonies and hard driving instruments the band is sure to put a smile on your face while you're listening to our toe-tappin' sound!" Area residents are encouraged to bring a picnic and a blanket or lawn chair and enjoy the music. The concert is offered by Pinecone, the Piedmont Council of Traditional Music and is co-sponsored by the Town of Wake Forest Parks & Recreation Department and United Arts of Raleigh and Wake County. In case of rain, the event will be held inside the Wake Forest Community House.

This is a great new serivce that I heard about on FoxNews this morning!  WhiteFence

I believe it was the CEO that was interviewed and he likened this service to the travel industry breakthrough years ago.  Instead of having to make numerous phone calls to the various companies such as phone, utilities, cable, etc., you can go to one central website to compare all packages offered for your address!  You can even order the service on-line!  Here are some of the categories that they offer:

  • Television - both cable and DSL
  • High Speed Internet
  • Electricity
  • Moving Companies
  • Change Of Address
  • Natural Gas
  • Green Energy Offset
  • Financial Services
  • Home Phone
  • Bundles

I thought it was a pretty cool idea and I had to check it out.  I plugged in my address and was able to view all of the offers in my area in all of the categories above.

This could be a great website to offer your buyers and sellers.  And, don't forget, you can certainly use it to compare deals for yourself as well!

NC Strawberries - Ripe For The Picking! Vollmer Farm is the Perfect Place To Pick Your Own!

What a fantastic place to spend a few hours one Saturday!  The Finley family did just that last weekend. 

Vollmer Farm is located in Bunn, NC which is just a short drive from the Wake Forest area.  Originally, the farm was a tobacco farm and then in the 80's Farmer John converted his family's fifth-generation tobacco farm into strawberries, pumpkins and organics

Today there are fields upon fields of conventional strawberries and organic strawberries from April to July!  Strawberries were just perfect for picking this past weekend and I am sure that this weekend will be just as good.  All you have to do is either walk to the field or hop a hay ride to the field of your choice whether conventional or organic.  One there, just grab a 5 lb. bucket and start picking!  While theVollmer Farm bucket may say 5 lbs the staff encourages you to heap it absolutely full until it is overflowing with strawberries.  Of course, while you are actually in the fields you MUST taste at least one to see if they are sweet, right?  Okay - maybe that isn't a requirement but I certainly snuck a few!

Vollmer Farm isn't just about strawberries!  There is a fabulous country market that has the most fresh produce, homemade jams, jellies, dressings, chutneys, syrups and so much more!  You can also find some of the most gorgeous flowers and plants in the country market!  Vibrant colors and the most healthy plants you can find anywhere!There is also there wonderful little cafe with delectable sandwiches and homemade ice cream.  Trust me, you'll find Strawberry!  As for a sandwich?  I got the most amazing turkey, cream cheese and strawberry jam on honey wheat!  What a treat!

Vollmer FarmVollmer Farm also hosts educational tours for groups of all ages! Their tours fulfill the objective of the North Carolina Standard Course of study in the K-5 curriculum for science and social studies.  You can go to their website and download Resource Materials, get descriptions of the tours and register.

Now, for some real thrills be sure to visit Vollmer Farm during one of their special days when The Back 40 is open!  You are in luck that this coming Saturday just happens to be one of those days!  Hhmmm, The Back 40?  It is a 40 acre playground!!!  You can find Windmill Mountain, No Left Turn Rope Maze, Farm Animals, Rat Racers, Corn Cube, Hay Ride, Udder Run Barrel Train, Tot Rocket Zip Line, 2 playgrounds, Honey Hut Bee Observatory, Goat Mountain, Duck Races, food stations and the list goes on and on!  There is an additional fee for The Back 40 but it is well worth it for an afternoon of fun and education! 

This weekend is the Jump-N-Jam Day!  Check out their website for more information but it is the perfect opportunity to experience Vollmer Farm and all that it has to offer!

Famlies After 5 Summer Concert Series - The Factory

 

EAT, SHOP, PLAY......That's the motto at The Factory!

While there are numerous opportunities to do just that - this week kicks off their wildly popular summer series "Familes After 5". 

Thursday, May 22nd from 5:30 - 8:30 pm kicks off the season with "The Wake Forest Singers" and "Dan The Happy Magic Man".  Music is outdoors at the fountain (weather permitting) and, I am sure, will be packed.  Concerts are FREE and always a great way to get out and mingle with your neighbors, meet some new friends and let the kids have a fun time!  Should there be rain on concert day the concert is simply moved inside The Factory!

In conjunction with this first concert in the series is a Silent Auction.  All proceeds will benefit Meena Bali and her family. Meena is a local 2-year-old girl diagnosed with Esthesioneuroblastoma (ENB). ENB is a very rare malignant tumor.  The silent auction includes chances to win prizes such as gym memberships, spa package, free golf, Birthday party packages, summer camps, river trips and restaurant gift certificates.  Cotton the Clown will be making balloon animals. There will also be cotton candy and popcorn machines. 

Don't stress over making dinner!  There are many restaurants at The Factory to grab a bite to eat!  There is Armadillo Grill with their tex-mex flair, The Village Deli has incredible sandwiches, Ziggy's for a slice of pizza and the ever popluar Carvel for a scoop of ice cream.

New Town Hall Groundbreaking Ceremony

Wake Forest-area residents are invited to attend a groundbreaking ceremony for the new Wake Forest Town Hall on Thursday, May 22 at 10 a.m. The event will feature brief remarks by Mayor Vivian Jones and Town Manager Mark Williams, as well as the ceremonial groundbreaking. The MOMS Club of Wake Forest-North presents a FAMILY FUN DAY EVENT/SILENT AUCTION. The charity event is taking place on Thursday, May 22 from 5:30 pm - 8:00 pm at The Factory in conjuction with "Families After Five" at the fountain. All proceeds will benefit Meena Bali and her family. Meena is a local 2-year-old girl diagnosed with Esthesioneuroblastoma (ENB). ENB is a very rare malignant tumor. The Wake Forest Singers and Dan the Magic Man will perform. There will be face painting and Cotton the Clown will be making balloon animals. There will also be cotton candy and popcorn machines. The silent auction includes chances to win prizes from Barnes & Noble & Arbonne, free gym memberships, free golf, and lots of restaurant gift certificates. It will be fun for all ages and is for a great cause so please spread the word. D.A.R.E. Celebration Night

D.A.R.E. Celebration Night at the Factory will feature a band, magician, two huge kids' rides, and a dunking tank, as well as an Army helicopter and H3 Humvee. All D.A.R.E. kids are invited to come out and celebrate their D.A.R.E. graduation ceremony committments. Free PRE-GED/GED classroom classes 
Registration begins Thursday, May 22; 6:00 p.m.
Wake County Northern Regional Center, 350 E. Holding Avenue, Wake Forest
The Wake Technical Community College, in collaboration with the W.E.B. DuBois Community Development Corporation, unveiled new Pre-GED/GED classroom classes offered free to Wake Forest residents. The Pre-GED/GED instructional classes will be offered in a classroom setting at the Wake County Northern Regional Center located at 350 E. Holding Avenue, in Wake Forest, NC. These classes are designed to improve reading, writing and math skills in order for a student to earn a high school equivalency diploma. The classes will help county residents to prepare for the GED. Students will receive educational review in all five GED subject areas - Language Arts, Reading and Writing, Social Studies, Math, and Science - as well as sample GED Test questions to prepare them to take the GED test. Classes are open and available to anyone who needs or wants to study for the GED exam. Instructors will be available to assist students on a one-to-one basis. Registration begins at 6:00 p.m. on Thursday, May 22, at the Wake County Northern Regional Center at 350 E. Holding Avenue in Wake Forest. Interested persons must pre-register for these classroom classes by calling Sandra White at 876-3359 or stopping by the W.E. B. DuBois Community Development Corporation at 150-A N. White Street, in Wake Forest.

The market offers fresh produce, pasture-raised beef, poultry and pork, free-range eggs, fresh and dried herbs, honey, jams and preserves, plus a whole lot more. Six Sundays in Spring featuring Polecat Creek
Sunday, May 25; 5:00 p.m.
Wake Forest College Birthplace
The season finale on May 25 features Polecat Creek, winners of the neo-traditional contest at the 2006 Appalachian String Band Festival. Polecat Creek fuses traditional mountain melodies with new lyrics and a singular style of harmony singing. This is the 16th season for the series sponsored by the Wake Forest Cultural Arts Association. The free concerts, which continue each Sunday through May 25, begin at 5 p.m. and last until 7 p.m. Area residents are encouraged to pack picnic baskets, blankets, chairs, dogs and children into their cars and come out to enjoy the music. Parking is available on the street. Local artists are invited to display their work, civic clubs sell hot dogs, snacks and drinks and various community groups display information and sale booths. Visiting with friends and neighbors, flying a kite, kicking a soccer ball and whirling a frisbee are strongly encouraged.
